Tiare Views – Rental Terms & Conditions

By making a booking with Tiare Views, you (“the Guest”) agree to the following terms and conditions.

1. Booking & Payment

A 50% deposit is required to secure your reservation. If the deposit is not received within 48 hours of your booking request, the reservation will be released and the dates made available to other guests.
The remaining 50% is due 14 days before check-in.
If the final payment is not received by this date, the booking may be cancelled and the deposit forfeited.
All payments are processed securely via PayPal.
Merchant processing fees (approx. 3.4%–4.5%) are already included in the nightly rate, no extra surcharge applies.
A booking is only considered confirmed once full payment has been received.

2. Cancellation Policy

We follow a Firm Cancellation Policy:

Check-in: from 2:00pm
Check-out: by 10:00am
Early check-in or late check-out may be possible upon request and may incur additional charges.

4. House Rules

Guests agree to:

Respect the property, neighbours, and local community.
Refrain from parties, events, or additional overnight guests without prior written approval.
No smoking or vaping indoors.
Be mindful of water use, our supply is rain-fed and UV purified.
Turn off air conditioning and fans when leaving the property.

5. Liability & Insurance

All Guests stay at Tiare Views at their own risk.
The Owners are not liable for injury, illness, accidents, loss, theft, or damage to personal belongings.
Guests are strongly encouraged to take out travel insurance, including cover for cancellations, medical needs, and personal property.

6. Damages

Guests are financially responsible for any damage to the property, furnishings, or amenities caused during their stay.
The Owners reserve the right to charge repair or replacement costs to the credit card used for the booking.

7. Use of Facilities

Guests must follow all posted or provided instructions for using property facilities (e.g. pools, outdoor showers, ice bath).
Love Nest guests: The Ora ice bath is not a hot tub. Water temperature must not be set above 10°C. Misuse or excess electricity use may incur additional charges.

8. Non-Compliance

Serious or repeated breaches of these terms (including property damage, unauthorised guests, disruptive behaviour, or parties) may result in:

The Owners are not responsible for delays, cancellations, or the inability to provide accommodation due to events beyond their control, including:

These terms are governed by the laws of the Cook Islands.
